Deposit / Payment Requirements
Deposit requirements are as follows:
All reservations require 50% deposit of the total rent in order to be confirmed. A reservation is not confirmed until the deposit payment is received in full. The balance of rent, taxes, and resort fee is due prior to arrival, in accordance with your cancellation period. (Example: If your cancellation period is 60 days, final payment will be taken 60 days prior to your arrival).
Beachcomber accepts VISA, Master Card, or Discover card. US$ bank wires also may be arranged, however, a credit card is required for the refundable deposit.
A US$1,500 Refundable Excess cleaning and Damage Deposit will be charged to the card on file 30 days prior to arrival.
Deposit to be refunded no later than 7 days after guest departure, pending inspection of the unit.
Cancellation / Refund Policies
If your plans change and you need to cancel, please advise us immediately. Cancellations are free of fees if done within 48 hours of your original booking. Cancellations made more than 48 hours after booking, but well in advance (as below), will have their deposit refunded less a $200 cancellation fee:
Holiday Season: December 17 – January 3. Cancel 120 days or more prior to arrival for a full refund, less a USD$200.00 cancellation fee.
Presidents Week, Easter, Spring Break & Thanksgiving: February 19-26, 2022 & 2023, April 16-24, 2022, April 8-15, 2023, March 2022 & 2023, November 20-28, 2022 & 2023. Cancel 90 days or more prior to arrival for a full refund, less a USD$200.00 cancellation fee.
All Other Dates: Cancel 60 days or more prior to arrival for a full refund, less a USD$200.00 cancellation fee.
If cancellation is made on shorter notice than above, the deposit and final balance, including the resort fee, will be forfeited. Collected taxes and refundable damage deposit will be refunded to the card on file.
No refunds for shortened stays within the cancellation period.
Minimium stay requirements are as follows:
5 Night minimum stay during Winter Season (except March).
7 Night minimum stay during March.
3 Night minimum stay during May, August, October, November (excluding Thanksgiving week).
5 Night minimum stay during June and July.
7 Night minimum stay during peak holiday periods: Christmas: December 17 – January 2, 2022 and 2023: Presidents Week: February 19-26, 2022 and 2023: Easter: April 16-24, 2022 and April 8-15, 2023: Thanksgiving: November 20-28, 2022 and 2023
Check-in / Check-out Times
Check-in time is 4pm.
Check-out time is 11am.
